NCPAC and the NC chapter of the Appraisal Institute are putting out letters to opposition to SB 690.

PLEASE contact your local reps to support the bill.

I do not think they realize the impacts of waivers, out of state appraisers being licensed in several states completing hybrids and AMCs and national firms controlling the market creating a ogoloply.

They still claim a undersupply of appraisers, but do not realize the impact of waivers and hybrids will have on residential appraisers. The impact will be a conservative 25% of appraisers leaving the profession.

Now is the time for IFAs to take a stance becuse NCPAC or the state NC AI does not realize what the consequences are for residential appraisers. They seem to be only concerned with protecting out of state commercial appraisers.

I will not post their names, you can look them up. President of NCPAC and nc chapter of the AI.

Please contact them to discuss the issues that are affecting appraisers that mostly appraise for lending purposes.

One of them is a commercial appraiser and the other appears to specialize in non lender work. Therefore they maynot know what is really going on or are protecting their interests.

Scroll to the bottom for April 2025.

I understand the commercial appraisers perspective on this. Yes, it maybe normal for commercial appraisers, but not for residential appraisers. I also realize some work on the border. But you also have to realize the affects on the residential appraiser. Maybe they can split it up.

Something needs to be done to prevent appraisers from being licensed in multiple states and pumping out hybrids.

Wait - so you're against reciprocity? That's a bold strategy, Cotton.

probably 5 to 7 years ago, I heard a revaa spokesman sit in the state board meeting and talk about their ultimate goal was having their staff appraiser working from his house in Florida signing off on appraisals all over the country. They said the AMC’s they represent will get them licensed in dozens of states and provide them MLS access all over the country. And that’s all they need. This has been in the works for a long time. So remember this when you see these people in conferences spewing their bull****. They’re world class professional unethical scumbags. And should be treated as such.

the regulators are in cahoots with the modernizing plans...otherwise it wouldn't work :rof:

When a national MLS data base or equivalent becomes widely available, that will be the final nail for IFAs.

Never going to happen many work more than one State.

They might as well make the effort. They've got nothing to lose.
