Can a swimming pool be included in the GLA?

Hello,

I’m appraising a kind of “unique property”. The subject has an indoor swimming pool. The swimming pool is in extension of the living room. In fact the swimming pool is in the living room, there are no walls to separate the swimming pool area and the living room. Can this be considered as GLA?

Seriously? Do we include bathtubs? I mean come on people. Why not include a pool especially if it has temperature controls? Sheesh.
 
The humidity problems in that house must be overwhelming. No to mention mold, chlorine odor, noise from skimmers.......

Also, an indoor swimming pool in the middle of a living area is a Safety Hazard.

Not specific to your question, but, I'm curious: Is this property "high-end" and in a neighborhood of similar (except for the pool status) high-end properties?

You'll get it from all sides on this one.

We had a discussion on this in CE a few years back and the instructor had mentioned that an appraiser received some kind of "notice" on some level because they had included an indoor pool as GLA.

My thought would be to not include it as GLA and add a line for it on the grid (whether it be + , - or neutral).
