Also, lots of the land sales on Ebay are for the downpayment only..then you have the payments after that.

Re

"I believe this property is located just off the highway.." sounds to me like.... "Might not have access to a public roadway. "

and

"From what I can tell all rights are included." sounds like "might not have all rights included."
====================
Wondered if it was landlocked also?????
And one buyer in an area with good water had problems selling;
built on garbage.

And drought or no drought, many of them dont get much water in a good year.

Only a fool would buy a property off ebay without actually visiting the property.

Never buy any real estate "sight unseen". Doing so is just a recipe for disaster.

Here's a head's up. Land in Texas was offered for $750 per acre. It was being sold, sight unseen, on web sites. The stuff was out in the Big Bend area, in what is essentially a desert. No electricity, no water availability (no aquifer for a well), no roads. Just a rip-off of foolish people.

Ok

it's in the panhandle of Oklahoma between Texas and Kansas where they have had a very hard drought the last few years.
=======================
And on the rainfall average map;
not much anyway.

And i bought some cheap land next to an auto repair/recyle center[small junk yard]LOL;
plenty of rainfall.

Agree, for the buyer;
but the seller or REALTOR may enjoy the earnest money Worked for one that did;
once,anyway,LOL

Oklahoma land sales ,many times average below $1,000/acre;
Progrerssive Farmer magazine has them below that all the time.

And yet, Kingfisher county,Oklahoma,[apparently water there, unless they wrongly named it like North /South Dakota ''badlands''] is listed as one of the top places to live in south west, as 4 0r 5 other OK counties are.[Progressive Farmer magazine top 20 places to live, in SW.]

Murray, I saw that. And having been to Kingfisher, and spent several days there one afternoon, It ain't my idea o' heaven....It's just Boise City with 10" more rain a year. The town flooded, there are rattlesnakes between there and Watonga that can swallow a dog, and gas wells everywhere..sometimes bubbling up in the creeks when they fail to control the pressure. Did i mention the tornados?
