Hello all,

I have been studying material for a while and supplemented my studying with the copucram practice program ( i know it's based mostly on the residential examination). I have signed up to take the Certified General exam in two weeks. Was hoping that some of you that have knowledge of the test or have completed it recently could reach out and let me know what all I should be expecting for the exam.

Anything you have to share will be greatly appreciated. I know that the exam may not be exactly the same wherever you took it, I am taking it for Arizona.
 
Know the HP12c well. You'll need it for time value of money questions. If you can't easily work a problem with it, you'll miss a fair number of problems that weren't that difficult to begin with. Know the formulas for building cap rates as well.

Maybe this will give you an idea. I made this to memorize back before I took my exam and as soon as I got in the class I wrote out each formula while it was fresh before answering anything. Took the full 6 hours but also passed first attempt. Didn't want to drive 4 hours to retake it very badly.

This is what I did too. I used LearnAppraising.com, not sure if that is still out there. But yeah, looked at all the formulas I always forgot right before going in and wrote them down on the scrap paper right before taking the test. Watch out for red herrings. I hate trick questions.

Also, make sure to know the information you learned in income 2. The online study programs such as compucram and examscholar help but they do not have anywhere near the same amount of math that the exam has. Hope this helps someone.

The coefficient of variance questions was a story that lead to asking about which of the following categories would best categorize the property comparables on a per unit basis. the Income 2 questions, know how to calculate a level income stream and be able to discount it over a holding period.
 
Yes, how would you solve for a problem like that? Usually where your indicator displays the least dispersion right? Do you have any study materials for the Statistics portion of the exam? AI Study Course does not cover it.
