CG PAREA Program

I have been asked by the appraisal institute to draft a letter to the AQB and AF indicating the need for an online program for CG. In this letter, I will need signatures and testimonies of those that wish to have this training and education made available to them, but have been blocked. Is there anyone here that would like to sign this petition? And perhaps include a personal testimony? You don't have to do both. You can only sign if you'd like. We need to get this rolling soon so please pass this note around to all of your appraiser friends that you think might want to sign this. Anyone that would like to be a part of it will need to post some form of contact information here for me to reach out to you when the time comes.

No. As long as they have the information that I/We need to become CG, it is incumbent upon us to do the learning and be prepared for the field. The only way forward is forward is forward.

If the AI was in favor of such they would have already made the suggestion on their own. But yeah, anyone can offer suggestions to the ASB or AQB as either an individual or as part of a group. These boards are *supposed* to consider such input on its own merits, not on how popular or how many signatures are in agreement. They're not supposed to be operating off a popular vote.

The way the story goes, the current version of the PREAMBLE in USPAP was allegedly the result of a single unsolicited suggestion from one individual. The ASB hadn't been considering the issue among its edits that year but they liked the suggestion so much that they ended up acting on it.

To further dilute the requirements to become and appraiser of any kind. What could possibly go wrong

Licensing is not the same as competency. In my opinion, a PAREA graduate still needs 3-5 years of supervision (5-10 for a CG) in order to not be dangerous, in which case the supervision required to gain competency makes PAREA mostly moot.

Let's say a GC PAREA program is developed. Let's say there are ten to twenty areas of specialties for generals (Subdivision, Motels, Office Bldgs, Industrial, Retail Spaces, etc. etc.), so after X hours of PAREA, do you think that will be adequate experience to license a person as a General? And once the PAREA General goes out into the world, how are they going to gain competence in the area that they are doing an appraisal. One of the first thing a General learns is that they are qualified to do what they have done a number of times and there are all kinds of properties that they have never done and are not competent to do unless they gain the specific knowledge in that specific property type.

To the best of my knowledge, there isn't a PAREA licensed appraiser yet. I think they will probably end up working for AMCs and do desk, hybrid work, but they will probably have a very difficult time being competitive with conventional CRs with 5 or 10-years of real experience.

How did this request from AI asking you to prepare a letter come about?

The AI program is still in its early stages of development, and what you've seen so far is just a testing ground for its structure. During the testing process, it was discovered that more mentors are needed, so the development process is still ongoing. Nothing new will be started until the current offering is refined. Additionally, four other providers might bring something to the table, but no financial subsidy will be guaranteed. It may take some time to achieve what you're asking for as it's something that they can only move at a deliberate pace.

It's an education program, not an experience program.
