Client Overstepping with Borrower's?

Where is this an appraiser's problem? He reported it was not given any consideration as a bedroom.
Doesn't matter if he gave it consideration, he called it a bedroom. The way to do it would have been to call in a room (den, whatever) and move on. It is a safety issue to use it as a bedroom. Client doesn't want to be liable if there is a fire and someone is trapped.
 
Instead of ANSI, Fannie should be more clear in what constitutes a bedroom.
Fannie has little regarding bedrooms. The window ht and size are typically code issues. For FHA it is a safety issue.
 
I agree its weird the ask the appraiser to have borrower remove furniture.

So different codes in different locales mean different definition of a bedroom? I thought Fannie likes standards?

Most municipalities use the International Building Code IBC as a basis.

Fannie says it has to have enough space to function as a bedroom. So room for a bed (size?) and dresser. Doesn't mention a closet I think.

How about windows? ceiling height?
It's all Fannie's fault for the confusion.
 
Is this the real reason? Has any lender or GSE ever been held liable for something like that simply for funding a loan?
You tend to get stips like that when the market cools off and underwriters with nothing better to do get bored.
