Client portal indicates my comments violate fair lending

Those portals tend to over-flag stuff. I usually stick to strictly property-related notes and skip broader neighborhood wording - it saves a lot of back-and-forth later.
Yeah those automated flags can be overly sensitive. I’d just stick to objective stuff (condition, comps, market data) and avoid anything that could sound like you’re describing the people or demographics.

Common decency.
Unfortunately, there is no law or regulation that requires human decency. The solution is simple.. but difficult to accomplish. Appraisers should decline any assignments with lower fees. It's unlikely to ever happen because of the mindset that is so prevalent among appraisers to count the assignments completed rather than counting the money they bank.

I am retiring and I just dont give a F anymore. The words church, average, demographics, superior, master bedroom, etc are not racist. If the context with using such words is racist then flag that. This whole nonsense is RETARDED. YES I said the R word. Call the word police.

I get it. I'm on the lender side, and we have to push those silly revision requests out quite frequently. Not being able to use words that have very strong community understanding is infuriating. Terms like 'place of worship'. Not sure how that could be considered biased or undefined (both 'place' and 'worship' have common meaning across demographics). That said, I think the rub with terms like 'superior', 'average', 'low crime rate' is more that they are undefined, rather than that they are potential concerns for bias. When you use the word 'average', are you talking about the mean? If so, the mean of what? All the homes in the neighborhood? All the homes in the town? Etc. I'm belaboring a point, I know, but sometimes the press for being more descriptive is valid. And sometimes it is not.

As to the decision to not deal with the hassle - you're not alone there either. Combine aging population with rapid technological change and diminishing volume - perfect storm for killing an industry.

cant talk about crime or schools...these are major value considerations...the woke jokes haven't left ask trump :rof:
