If I can demonstrate something with data, then what I "think" is irrelevant. Isn't that what appraisers are supposed to do?
It's not just an opinion, its an opinion that is credible (which means supported by evidence and logic (aka, data))

It is well documented that there is an inverse relationship between crime rate and property value. Not much to argue about there. The issue, at least as I see it from an Economics perspective, is that causality runs both ways. Do the lower property values lead to more crime, or does the crime lead to lower property values?

Studies that some might find interesting:
  • "A Note on the Value of Crime Control: Evidence from the Property Market" (Thaler, 1978)
  • "Property Values, parks, and crime: a hedonic analysis in Baltimore" (Troy & Grove, 2008)

What’s the number one thing appraisers should be doing when they develop an appraisal? Stick to the facts. Here are a few more best practices that can help appraisers achieve more objective appraisals.

  • Don’t think like a salesperson – avoid words that may be common in Multiple Listing Service (MLS) and used to help sell a home.
  • Don’t use shorthand – both ‘123 Church Street’ and ‘123 Church’ could refer to an address but might come across differently in an appraisal.

  • Don’t copy and paste – avoid copying from Wikipedia or old appraisal reports or commonly used templates when providing neighborhood descriptions for similar communities.
  • Use pre-screening practices – while you can implement your own pre-screening process, some appraisal companies can implement them too.

Oakland has its crime problems for years but we can't mention crime in our reports (that's the way it is).
Last week in Oakland, murders as usual, city council lady assaulted in her apt home, and a house burglarized & young occupant sexually assaulted in which mom said she wants to move out of Oakland.
Incidents like those make demand less desirable in Oakland.
 
I am currently working toward my Certified Residential Appraiser certification in Florida. Since February 2026, the Valuation Bias and Fair Housing Laws and Regulations course has become a mandatory qualifying education requirement.

However, I have been unable to find a provider with a course approved for Florida. I've contacted several providers, but they all tell me that their course has not yet been approved by the state.

Is anyone else in the same situation? If so, what options are available? Have you found an approved provider or another solution?

Any advice or recommendations would be greatly appreciated. Thank you!
