I took $20 from your wallet, but after I took it I disclosed it. Okay, does the disclosure make it right? It is not misleading in that I disclosed what I did, but misleading because I took $ without your knowing I did and disclosed AFTER.
amazing. you whine and moan anytime anyone uses an analogy when talking about appraisals but here you are doing the same thing, and with a pretty bad one at that. nice double standard.
But on the URAR, the as of effective date is the same as the signature date and same as the date of valuation.
kindly link the rule, law, regulation or anything else you can find that states all three things must occurr on the same date.
ask them then, one at a time..
