Are there others like Joyce that are "blaming" commercial sector on the downfall of the residential appraisal market.

I'm at a loss for the understanding of

commercial appraisers + amv = demise of the residential appraiser

I want to put down the resi's but honestly i know to many good ones to throw them in the lump with this assine way of thinking. Hell I do resi's two and it's hit me as hard as anyone.

Joyce .. all in all really who cares? No one cared about the residential business when it went the way of AMCs and frankly no one will care about the commercial work if it goes that way. I do believe there will be very very strong opposition to such mass use of AMCs nation wide for commercial work because of the example of why they dont work that is shown in the residential market.
If they take over ... guess what ... I can do something else. I wont live on my knees for anyone ... just as I know you dont. All in all ... no one cares. And thats the truth ... pfffffffft.

Nope...speaking for myself, I've done one commercial lending assignment this year. That could have easily been replaced by any of the dozens of nonlending assignments that were turned down.

I've done three (lending) this year, the other two dozen were all non lender work. I could care less if the AMCs come to town, my fee is still the same...last I heard they aren't adding more general appraisers, only losing them.

Misplaced emotion. I no longer do any lending work so it isn't an issue here. No matter how much you want it to be.

The reason the AMCs survive is because of the oversupply of residential appraisers. It's the same reason the AMCs are abusive to their appraisers and the same reason the entire fee structure is under heavy assault.
