Comparable Sale basement or ground level

for comparison, this is a rare beast in these parts (NW Arkansas) and about half the price. Again, some might call these "split entry"

Isn't a 2 level home with the first floor at grade simply a two-story. Unless you fall into the camp that believes that you can have an above grade basement.

not if it has the bilevel floor layout like you mentioned earlier. when you walk in the foyer you can either go directly up about 6 stairs or down about 6 stairs.
 
We have a small subdivision that is full of split foyers (some call them raised ranches here). About half have lower levels that would be considered completely above grade. Market doesn't care. It's still a split foyer with the lower level having the functional utility of a basement.
 
from an exterior view, does it look like the ground floor is below grade or does the grading just appear to be built up?
Its a raised ranch. Walk in to the foyer, 3/4 stairs up to main level, 3/4 down to basement level/garage.
You can either report it as 100% basement with half being the 2 car built in garage, or 50% basement, 50% garage. Either way, the area to the right of the door is below grade, basement.

Wow! That is butt ugly. Bi-level with a mansard roof. My aunt had one when I had a real estate company. She wanted me to list it so I did. Took FOREVER to sell.
