* poster note: it is VERY COMMON for Realtors to indicate "condo" when the prop is NOT a condo. the "LOT" info above may, or may not indicated "condo" ownership.

The contacts above should be able to provide the info u seek. I would absolutely confirm that info - with the Governing Municipality as HOA reps change frequently, especially in older developments and the "newbies" may or may not actually KNOW the info u need.

ALSO NOTE: it is not uncommon for original older, condo associations to dissolve the condo and refile as a SFR Townhome community with INDIVIDUAL LOT OWNERSHIP and common amenities (such as a community pool etc.)

Check with the Municipal Building, Zoning, Planning, Public Works departments to ascertain either "private road" or "public roads".

There is a difference between an "interest in common area" and an "undivided interest in common area."

The latter is most definitely a characteristic of condominium ownership, perhaps THE characteristic of condominium ownership; the former, not so much. If the former represents a specified percentage interest in common area, that is characteristic of a tenancy in common ownership.
 
Not in my market. Legal descriptions often refer to a lot, particularly if it is a detached condo. A condo is a form of ownership.

Don, we've argued about this topic many times before. Your market is your market and my market is my market. In my market, a DETACHED condo is 99.9% of the time referred to in the legal description as a UNIT.

Not all markets are the same, nor do USPAP instructors agree on every interpretation. That doesn't make you auto right in every situation.

You're implying you would have to have feelings in order for them to be hurt.

It's difficult to prove someone wrong when the USPAP ego trumps logic and humility.

Trust me, you're not on my list of goals.

I would not rely on either of those sources to make an accurate determination. in my market they would not know the difference between a pud and a condo for appraisal purposes.

Cindy, I was using Mike Kennedy's suggestion, and updating. I did not rely on this input.
