SOME PUDs can 'appear' very similar to 'condos', and 'condos' can 'appear' very similar to PUDs.

Various States, and even local regulators, can have different definitions and rules for these various forms of ownership.

"PUD" = Planned Unit Development. Some municipalities have a zoning of "PUD", some do not.

Fannie's and other lenders definition of "PUD" is not necessarily what the municipalities definition is.

Someone could put together a whole 8 hr + class about these issues and probably not be able to cover all the differences that can come up.
 
Sorry none have yet convinced me that if there is a lot (of any size that is not smaller than the footprint of the specific unit) deeded to the property that contains the specific unit and no other unit or part there of, then title can be held in condominium.

Now that is NOT to say that the Zoning is not or cannot be a Condominium zoning. That happens all the time and is exploited to achieve greater a greated density of housing units.

So I invite anyone to supply the evidence of such animal using the 4 steps I outlined earlier, in an attempt to teach this Know-it-All the meaning of the word Ignorant.

It did come across as a little on the personal defamation side. Too much of that on this thread. I hope it will not cause the thread to be closed as some may learn a few things here. I am sure I am "Ignorant" of the market in Fredericks area. That is why he appraises in his market and I appraise in mine.

Frederick, the PDF I attached is of a single family home on about 1/4 of an acre. You can see from the size that it is rather large. It is a condo unit in a condominium.

With all due respect, I think it was Frederick who was the first to take the personal pott shot calling me and others ignorant.

But the post inquiring about the relationship with his father, was priceless.

Next time you attempt humor why not use an "emote" then the rest of us can have a reasonable chance at discerning your intent. If you are ignorant of the rules and usage of the forum I believe they are posted on the site here. Because there was no emote used I took it as a personal attack. So if it truely was meant as humor then no forgivness is necessary. If it was not then I do not forgive you and would like a moderator to address the personal attack.

I have already listed a definition of "Ignorant" that fits my useage of the word for the discussion here, no need for me to continue. I did not attempt a definition of the word "Ignorance" but if you feel it is relevent then you need to define it.

You are wrong Joyce, go back and read the thread. I never attacked anyone. In fact I gave you all a definition of the word Ignorant as it was used by me. If you take the useage of the word (and it's subsequent definiton) as a personal attack there is nothing I can do about that. I never attacked anyone.

Warning HUMOR coming up here.......

Joyce if you feel personally attacked by my use of the word "Ignorant" as subsequently defined, what was your relationship with your father like?
