In order to restore the room to the exact condition prior to your shanked tee shot:
tear out all drywall on affected wall including but limited to;
1- site preparation, demolition, positive air flow system to avoid contamination of adjacent living areas, hazmat suits, debris hauling and landfill costs.
2- removal of drywall nails ( or screws ) from existing studs
3-replacement of damaged insulation
4-installation and finishing of drywall, including but not limited to, all adjacent walls affected by drywall removal.
5-Interior decorator fee and spectrometer to ascertain exact color replication
6-Prep and painting of all walls and ceilings to exact decorator specifications
7-Clean up
Total estimated hard cost: $23,784
