Crawl Space Photo

Oh ya, like SNAKES?! Yikes! rats. mice. bugs of all kinds, and the critters that eat them. The overgrown back yard had just been mowed on a house I was focused on measuring. The tenant made a noise and pointed, and I found a snake curled, head up, about 2' from my feet. No fatalities, but how would you like to find THAT in your crawl space?!

Someone had added on to the house. The former (back?) door steps are there. The hole was put there to access the crawlspace under th original house. Really nothing I would call out unless FHA then I might call for a foundation inspection. Many small homes added on will have a similar hole. there is one under my mother's old house which started out as a 2-room house with no bathroom and was remodeled twice.
 
Looks like a typical crawl space on an old home that's been added onto, probably been like that for a long time. Looks structurally sound, not perfect but nothing I'd call out in a report.
 
The one post kinda hanging off the concrete base would be easy to fix. I don't know if animals can get in there or not. How did you get a picture? Was there a solid foundation around where the wood posts are and concrete pillars? Was the floor sagging over that opening? I don't know on the opening. Above my head. Let the bank worry about it. Don't put the monkey on your back.

If that opening is going underneath the main dwelling and that is the only access? You have another problem. Don't put that monkey on your back. Sleep well tonight. Get that monkey on somebody's back that knows what they are doing.

Many qualified and bonded contractors would probably give a free estimate for the bank/seller/owner/buyer to go look at it. Give a signed letter addressed to the bank (your client).

Lender would send you pdf. of the letter from whom they received the letter.

What does that look like to you?
I have one of those where I added on to my house. Its how you access the crawl space for the addition w/out putting a hole in the floor.
 
Excellent job penetrating the old foundation for some DirecTv cabling.

I saw the steps and 2 by 8s holding it up. What is it? A deck or porch or living area? If the former 2, ok.

It was a porch. They have now enclosed it into a bedroom. Yes, w/o permits. I might add the whole county was built w/o permits prior to April 1972.
