CubiCasa and FHA

ANSI requires you to measure from the exterior but CubiCasa is fine for Fannie?
Now you have changed the subject. Again. You posted a section from the FHA handbook. That clearly states that GLA is to be based on EXTERIOR measurements. As far as ANSI/Fannie/CubaCasa. CubaCasa is not acceptable for appraisals requiring a full interior and exterior inspection of the subject.

I'm just trying to learn since I guess I was wrong. Can you stop being so hostile :ROFLMAO: I don't act like an ******* on the general forum. I keep it to the watercooler.

Cubicasa is not acceptable for fannie orders? Just private orders?

I don't even use Cubicasa and I probably never will. Just trying to help OP :ROFLMAO:

Who is being hostile. You changed the subject. Not me. How is muddying the waters helping the OP.

I do believe CubaCasa can be used for Fannie desktops. As for as private work. That would be up to you and your client and the agreed upon SOW

It’s more of a realtor tool to make drawings for listings. Not really an appraisal tool. Realtors in my market are required to hire someone to make true GLA sketches. So they normally hire an appraiser or a home measuring company.

Supposedly, CubiCasa adjusts for the thickness of walls. I'm old school and use a 100' fiberglass tape measure but, I hear that CubiCasa is very accurate when compared to the tape measure method.

cubi, a tape, a laser, a rope, a chain, are all acceptable if you denote the GLA using the exterior dimensions. remember, the drawing needs to show the exterior measurements.

I do a lot of condos where we measure from the inside. For me ANSI reporting of 10 ansi inches per foot seems stupid and only makes our clients more confused.

Uh...that statement suggests you may be the confused one. Ten inches per foot is not a part of any ANSI requirements that I have heard of. Be careful, Fernando is confused enough already!
