I've used Cubicasa a fair number of times. It measures from the interior, and adds estimated exterior wall thickness. I don't know if the estimated wall thickness is a guess or if it comes from when you scan the bottom portion of the windows. Cubicasa generally does the same thing we have to do on many 2nd floors and some basements (measure from the interior). Some ANSI measurements are required to be made from the interior. However it doesn't fully comply with ANSI. From what I understand FHA doesn't require ANSI, although many lenders/AMCs have added it to their boilerplate scope of work. Overall I'd say it is credible with a lidar phone (haven't tried it without). It is usually within a few percent, and often very close to what I get measuring the exterior (usually within a couple inches). There are a few things I think it tends to get wrong or have trouble with: bench seats/bay windows, some complicated voids/perceived voids which aren't there on some complex exteriors, some low ceiling areas, and maybe some floorplans which don't lend to a smooth a to z scan of the house (this last one may be due to user error in not planning a good route). I think it is a good product and will use it in the future, and it can be helpful for some complex shapes with irregular dimensions. I wouldn't have a problem using it on the second floor of an ANSI sketch as long as I verify the results at least some, or using it as another reference for complex shaped homes.
