Damage Estimates Affecting Value?

Sounds fishy to me but then I don't know the area, extent of the damage, or costs to cure. Because of that I would have withdrawn from the assignment. If you wish to continue then you need to get more information including an independent estimate.

Whenever I take a divorce or estate appraisal from a party, I inform them up front that I am not going to appraise in favor of anybody, if they want that they need to hire a different appraiser. At which point I ask them if they want me to continue. They've always said yes but I put them on notice. Cuts down on the nonsense .
