Funny...how many professions rely upon appraisals w/o reviews? Court? Condemnation? Resource? Marine survey? Only banking expects and hires the incompetent that need vetting.
Are you trying to be a comedian? LOL...I guess that in court cases, condemnations, tax appraisals, etc. there have never had any incompetent or fraudulent appraisals...lol. :rof:

No. They order their own. Nothing pleases a lawyer more than a bad report from the other side...oh, I forgot. You didn't cut it in that profession. I've never seen a review in court, submitted with an estate, or offered in condemnation. And certainly the quality of those reports, as well as the competition, is much higher than lending.
 
Now it makes sense. The "Cheif" appraisers that post here never say there has been a bad regulation. Because they are all buddies, right? Is CRN the meeting place?

That statement is just as accurate as a claim that you never post anything critical of the CRN :)

I worked on several of the big national MBS cases that sprung up after the crash, and reviews played a big role in those cases. In some cases, hundreds of reviews were used. I have certainly seen reviews used (by the IRS) in estate cases. It was a DOT review that started one of the nastiest cases I ever worked on when I was doing work for the state board.

Having said that, for the work I am now involved in day-to-day, I much prefer a second appraisal to a review, for several reasons.
 
Since Fannie doesn't hold onto mortgages very long and sells them swiftly, are the hybrid/bifurcated services Fannie is field testing with Clarocity attractive to investors?
 
Reviewers are nothing more then back seat drivers. Go order a second appraisal you cheap skates.


obviously you have never done any review work. my fee is a little more than double my normal rate.
 
Here, you'd never get an assignment...which explains why most "reviews" come from high license number appraisers, Nothing like being reviewed by a barely out of training expert.


stupid is as stupid does. i set my fees and my clients can take or leave them :)
