Funny...how many professions rely upon appraisals w/o reviews? Court? Condemnation? Resource? Marine survey? Only banking expects and hires the incompetent that need vetting.

Wouldn't court and/or condemnation have second reports and appraisers reviewing each others work as part of the testimony process?

These are not Std 3 reviews. I've honestly not seen a review in court or submitted to IRS. Never been to court on REO, only bankruptcy, divorce, or property value dispute. There were a total of five appraisers in one court case, no reviews.
