Looking at some of the comments here it is pretty clear that ( a ) some of us (and we know who we are) take life a little too seriously; ( b ) have no sense of humor, therefore, can't relax and poke a little fun at our Realtor© brethren; and ( c ) don't have quite enough of a personality to be an accountant.

Greg is right. Some other goodies to watch for in the comments:

Please don't let the cats/dogs out!! (carpet is trashed from the pets, possible repainting necessary)

Owner has young children, please be considerate and schedule showings. (this place has been rid hard and put away wet. It takes awhile to clean up to show, and you'll likely need to repaint, carpet, and update) NOTE: this does not apply to the 'new baby, please be considerate'. New babies do not tend to be destructive quite yet. :D

The mention of tenants is also very telling. Properties that have been rented over a period of time will likely be in the average to average minus condition category with generally poor or non-existant landscaping and minimal updating has been done.

Other comments that may speak of the seller motivation levels: 'Owner is out of area, please allow time on offers', 'Estate sale' and especially anything that refers to needing lender approval on offer price.

Ah yes - the voice of experience ---- And how is our newest appraiser doing? :hug:
 
Doing well and growing fast. :hug: Big sister (2 1/2 years old) is quite helpful with her, BUT she definitely has hit the destructive stage. Yowsa! Fingernail polish, lipstick, crayons, markers, peanut butter and jelly, juice, milk........I never viewed those items as destructive before. :D :blink: All the carpet, and the walls from about 3 feet to the floor certainly show her presence.
 
It's called..."hey, remember me?"
