Besides the following, what do you utilize for sales comparables/lease comparables/leads for commercial properties:

1.) Your own Appraisals, Other's Appraisals, Broker/Seller/Buyer Provided Info, Bid Requests, County Records, City/County/State Attained Data, Quarterly/Annual Market Reports
2.) Costar
3.) Crexi
4.) Compstak
5.) MLS Services

Are there any other data services that are worth it and provide sale prices for commercial properties? I've heard of certain providers such as Greenstreet Advisors and Datatree by First American packaging up lender provided information on sales.

The state transfer reporting sites...MN has eCRV, WI has IPAS, ND has NDRIN. First 2 public access, last monthly fee.
 
Calling the broker or the buyer and/or seller is the best way. But I don't do the really big commercial - mostly ag and small retail
 
Indeed I am. I am seeking newer resources to ensure we aren't leaving any stones unturned. I work in Kansas City, Saint Louis, and Wichita, KS primarily. On the Missouri Side (with the exception of some sale prices in two counties) sale prices are not public record. I'm not worried about residential prices, only commercial.

That works once the leads are known but it is my understanding the OP is looking for resources.
