Deck with no railing

If it breaks local code? You know the answer across the board. Health and safety issue from appraiser is same way to their client.
 
Does VA have a height requirement for a deck with no railing? The subject has a deck with no safety rail, as it goes out over the sloping yard the highest point is 2.6 feet. I'm not finding anything specific in the Handbook, just that the property has to meet safety requirements. My opinion is if someone were to fall off the deck they could be injured.
The International residential code says 30". Most local codes say the same but can differ.

I had to measure mine with local code when I redid porch. It is high porch. I thought it was all concrete below but when doing renovations, found out it was block foundation and dirt below big slab.

Local code said your fine replacing posts and not replacing railing. My son that did the work is also mechanical engineer. That was good. We paid him good.

He didn't finish everything. He is in Florida now. He almost completely refinished my office. He was fine on porch. He did good on porch.

I kinda doubt it but it's your call not a handbooks. Kid's are flexable if there are Senior's they fall all the time so i would consider who is going to live there or maybe a new buyer may put their own up or tear it down.

It makes no difference whether it is FHA, VA, conventional if you see it as health and safety hazard. You can work that out with jurisdiction and client. We need this appraisal.

We are paid to note and photograph the health and safety issues, WE THINK, are a detriment to the lender & (mortgagee) Every area has different rules and regulations. FHA /HUD and VA do have standards but NOT to within an inch, IMHO. Note it, pix it, and go on to the next assignment. It's not our CALL, we just report, let the guys making a Salary, Benis, Vacations, Retirement, in a Cubical, make the decision.
It is one BIG issue that AI cannot see or report. Boots on the Ground or Grandma falls to her Death.

Usually its local code.
