Deck with no railing

If it don't meet the local or whatever code or you see it as a health and safety issue, then call for repair. Are you with me? Your client can make the call.

Terrel is good. He is funny too. He is making it clear you are responsible for SOW.

Your client has more lead way than you have.

Terrel knows a hog can kill you and eat you. He is from Arkansas and appraises farms.

My point is who you put the number on real property rights? Health and safety?

That's my point. 27, 28, or 29 inches is just as dangerous as 30 inches.
you sir can make that number if you like. Your client has options.

Somebody said a pig cannot kill you. Terrel made it clear quick that a pig can kill you and eat you. LOL Like me saying a Lion cannot kill me.

I think Knoxville does 48 inches on stair rail heights. Don't quote me on that.
Knoxville, like most of Tennessee, has adopted the International Codes.

In truth a 5" rise could cause trouble for some elderly folks too, but there is a standard. Can't protect everybody from everything.

Sir, there was no building code as one of his rich buddies told me. I told my rich brother in law put a rail around this screened deck with 20-30 ft drop.

I did not stipulate like 36inches high or 4inch wide on rails. My brother in law is smarter than he looks. He had it up in like 2 weeks.

BTW, he would not have passed finance class without much coaching from me and him cheating off me. LOL

The finance professor had retired as chief financial officer for Sears and made money in many other industries. He had a hate for me because he didn't know how I wound up his top student. He thought I was stupid.

More than 3 steps without a handrail and 30" or 30" above the ground here

Decks and Guardrails: The Roanoke guide aligns with the International Building Code (IBC) or Virginia Uniform Statewide Building Code (VUSBC), which typically require guardrails for decks or porches elevated more than 30 inches (762 mm) above the ground or floor below. Guardrails must generally be at least 36 inches (914 mm) in height.
