Declining Calif. Licenses Over 5 Weeks

In my analysis of the appraiser population I have determined (through no scientific study) that the market needs about one residential appraiser for every 3,000 households. This would mean that you have 70 appraisers too many in a normal, stabilized market assuming you don't have out of town appraisers coming into your market.

Good guess Timothy. We have a little over 6000 homes in my development here in Texas and 2 appraisers that live here. But, still not enough work for the both of us.

On Jan 2, 2008 we had 19,725 active licenses, so in just over 6 months CA has lost 736 appraisers. Approximately 8,989 more to go.:rof:

Here in the Coachella Valley we have lost 11 appraisers since the first of the year, now we have only 200 appraisers for an area with a population of 400K +/-.



Hate to tell you this but Orange counties appraisers are going to the Coachella Valley. There are so many Orange County appraisers that do Riverside, San Bernardino, Orange and Los Angeles Counties. There are just too many appraisers in Orange County so they drive all over the place.

If I were you I would get the MLS for imperial county. I don't think anyone works that area.
 
I've been doing the same thing in a smaller 3-county area, and have seen a 2.5% decrease in 2.5 months. I think it will take quite a while to see this translate into new business. I have also noted fewer ATs & ALs and slightly more ARs and AGs.
 
Where can I get a count on how many licensed appraisers are in California?
 
The ASC site has a count for each state ....for those licensed and certified on for the Natioal Registry. (In NC it is a choice to be or not to be on the Natioanl Registry, I have been told it is mandatory in some states)
