Definition of a closet

I am clear on what the definition of a bedroom is, my question is what is a "closet".


From what I can gather an enclosure capable of storing cloths is a "closet". So a 2'x2' box in a room, that meats all other bedroom requirements, would then be considered a bedroom?


County shows these rooms as bedrooms, they are just missing "closets". Without these two rooms counted as bedrooms I have a one bedroom house. Not convenient...


Any ideas? This is for a USDA appraisal.

I don't know about your area, but in many of the areas in which I appraised, a closet is simply not a requirement for a room to be considered a bedroom. In fact, I have appraised many older homes that had exactly zero closets or 1 closet that was a coat closet located near the front door with no closets in any bedroom
 
Sacramento. Several other appraisers were under the impression FHA/USDA required a closet for the room to be considered a bedroom
 
Less than $500 to build a closet, really, it's a non-issue. Minor functional obsolescence.
 
There is no requirement that a room have a closet in order to be a bedroom. Modern houses usually do have closets in bedrooms. My house has a closet in the dining room...or...do I have to start sleeping next to the kitchen? Older houses often were built without bedroom closets...largely because they didn't seem to need as many clothes as we do now. In building codes, the main feature that makes a room a bedroom is it must have a 'secondary means of egress'. That is, a window you can jump out of if the house is on fire. Fannie/Freddie/FHA/USDA/USPAP/Appraisal 101 do not require bedrooms to have closets. If your market expects closets in bedrooms, then there is potential for functional obsolesence.

A place where people or a person can sleep. In the modern world it does not have to be a box with 4 walls, or even 3. Closets are not a requirement for a place to be a bedroom. In my market we have some houses over 200 years old. Some have a place called a closet, some do not. Contemporary style houses with considerable open floor plans often do not have doors seperating a bedroom from other areas. Some bathrooms are not fully enclosed. I have appraised one house here locally where a hot tub is built in the middle of a common walkway. Think "outside the box".
