Ohio has numerous dirt and gravel roads, particularly in rural areas. These roads can range from well-maintained gravel paths to more rugged, unimproved dirt tracks. Licensed appraiser numbers are still dropping like a rock without a single dollar bill or any action from TAF, AI, etc. to help veteran appraisers who have been struggling for years.
The numbers below are from a post in Facebook. I'll bet of those 313 who didn't renew, not a single one will get a letter offering help or options, or any reach out to determine the reason. We'll just hear the same old same old "They aged out" with TAF and the AI continuing to promote alternative experience paths (life experience, mass appraisal experience) and classroom options because it's just too hard to become an appraiser. Really? Seems like it's harder to make a living as an appraiser! Real numbers have fallen roughly half from peak with no signs of stabilizing, and despite what the people who are making bank on PAREA and Practicum say, neither will be able to scale up to meet the needs of lending if volume picks up. So, what we'll see is the GSEs and lenders cranking up alternate products to meet origination volume under the banner of "Appraiser shortage." It's almost like that's the plan.
"8% drop in number of NC appraisers. These numbers include all out of state appraiser who have an NC license/certification. Our renewal date is June 30th. I have waited over a month to let the stragglers renew.

And the saddest part? Those who didn't renew will have to start over to get back in when/if business picks up. And I doubt they will qualify for any of the grants PAREA and Practicum applicants are getting. TAF is useless, and the traveling carnival show disguised as "Harmonization" needs to be defunded and replaced with a traveling "Experienced Appraiser Retention" show. But I know that will never happen because the role of REVAA and AMCs in systematically starving out indie appraisers would have to be addressed. And if anyone cares to look at the names in DC and put together the dots, those names will not turn on their brethren. Just ask Dr. Chance.

Another reason to defund TAF. A post on LinkedIn from a company whose VP of Operations sits on TAF's board of trustees bragging about their Practicum course. Still think there isn't an agenda? And our licensing fees fund this mess!

Nope. The ship captains were paid for every prisoner who boarded in Britain. Once the ship set sail, survival didn’t impact their payday.
Then Britain changed one detail: captains would be paid for every prisoner who walked off the ship in Australia.
The death rate dropped from 33% to 1% overnight.
Morbid as all hell? Yes. Useful to understand? Also yes.
Charlie Munger told us "Show me the incentives, I'll show you the behavior."
Humans aren’t complicated. We follow the incentives.
Present day, we've lost (roughly) 1 out of every 3 residential appraisers in the past 10 years. TAF isn’t complicated—just follow the money, and that money isn’t flowing to support residential appraisers. The solution is to change the incentives and form a task force to address the issues that are decimating the very licensees the alphabet soup was created to regulate.
