I am appraising in a PUD where the units are only connected to each other by their decks; there are no common walls. Thoughts on whether you would classify as detached or semi-detached?

Semi-detached, kinda like semi-pregnant, semi-dead, or one of my favorites...semi-contiguous.

I don't know —it's a tough one, but I would say semi-detached. Though they do not share a common wall, they do share the attachment of a deck ( and are attached by the fence ). Is the deck on a concrete pad? ( the pad might extend under a home ) Is the deck on its pad serving to reinforce each dwelling? I doubt you could remove it like a normal deck.

Probably got a zoning variance to build it this way to get the narrow lots approved -

a SFR with a house around it is not the same thing and neither is a house with a concdee walkway betwtee n them.

The photo shows houses attached on one side of by a deck and a fence. I am going my opinion - idk if there is a definitive answer. AI weighed in on my interpretation, fwiw ( see post 5).
However, the appraiser calls it a document with the photos and explain.
