Detached or semi-detached?

I am appraising in a PUD where the units are only connected to each other by their decks; there are no common walls. Thoughts on whether you would classify as detached or semi-detached?

How long have you been appraising? You came to a good place to get advice.
 
If I was using a GSE form, I would follow the UAD protocol in Appendix D

You have told me Freddie and Fannie can't lobby for separation of fees on truth in lending disclosures.

I understand. Conflict of interests possibly.

I think the commingling of fees conflict occurred a long time ago.

That is the property of the adjacent owner. I am appraising the left unit. The owners of each unit do not have access to the other side of their own building. In other words, an owner has to access the adjacent unit's site by opening up the adjacent unit's gate in order to maintain their own exterior wall. Here is an aerial view of the PUD. Some units are truly semi-detached with a common wall, but my unit and others are only attached by decks and fences.
I have similar in my area. Free standing units where one wall of each unit is actually the lot line. Some have patios that span the whole distance between the units. I have always called them detached. Also have some semi detached units. Is the deck actually physically attached to both units?

Doesn't matter on the deck. The subject property boundaries are legal boundaries.

Always focus of subject real property rights.
 
If code says this is an encroachment? Different ballgame. Talk to code.

That analysis would need to be reported to the client.

I always wondered ....What's the difference between Semi-Detached and Semi-Attached?
 
Part of the op was did the deck being attached to both units constitute it being semi detached
I don't know the pud. Puds typically have rules and I have no idea if is an encroachment on both parcels.
 
I always look at semidetached or semiattached is referring to common wall according to GSE not a deck.
Common deck can have easement agreement.

I don't know the subject or pud or local code. No clue.

Encroachment could be involved. I have no idea but is detached.

Usually sites have set backs on improvements. This PUD could have their own rules.

The PUD had to go through code to get approval for the development.
