Disaster inspection on a 1004D?

We had a fair amount of damage from Helene here in the upstate. Nothing like western NC, but significant. Anyway, I've done several Disaster Inspection reports and Catastrophic Disaster reports. Now I have a lender asking for a disaster report on a 1004D for FHA. I can't figure out why or how this would be appropriate. FWIW, it's not my appraisal and not a usual client. They are offering 200 frog skins, so I'm tempted. Any thoughts?

look at the simple simpon form and fill it out - included an addendum for whatever additional comments you want to add.
 
They are pretty quick and easy. At least the ones I have done. There should be a disaster inspection form in your software.

Please help me by finding the section of USPAP that says which appraisal form should be used. There are other forms but, maybe the Client doesn't know about them. Maybe they know but, they want the 1004D. If you don't want to report on that form, talk the Client into a different form... most of them will be fine with a different form but, you have to clear it with them... or decline the assignment.
 
Idk. Your not really doing an appraisal. The borrower may not be paying their mortgage payment. Some houses all you would have to do is say there is no house anymore. This is my picture of the site.

Seems more like a consulting assignment to me.

Do you have a contact phone number with the borrower?
 
I don't think USPAP addresses forms and I'm pretty sure the client is aware of what they are asking for. I'm just trying to determine their motive.
 
I have done scores of disaster inspections on 1004 D forms. They were all exterior inspections .

What sinister motive do you think they have?

Some lenders simply want it on a 1004D form .

If they insist on the 100d, I would also include other disaster report formats you have used in the past.

It could be they want the 1004d because it fits and is recognized within their lender loan processing software
 
Idk. The 1004D language just don't fit a disaster inspection report. There is no box that you can check that meets the client's needs.

If you use that 1004D, you are acting as an appraiser. You don't need to do that. Take 20 pictures and do another form or narrative report.

Everything that lender and HUD have is related to that previous appraisal. That is not your problem.
 
Made me think about IT. I had alamode total and it had a storm damage form.. I used it a few times in Gaston County. NC
