Disaster inspection report

Got another. Don't clients know greater bay area not affected structurally by the wildfires. Good excuse to go to the beach this afternoon.
Not sure what area of the bay you are in. But San Mateo county has been declared a federal disaster area
 
I have received three in the last month, and I was not the original appraiser. FEMA declared my area a natural disaster area because of Hurricane Isaias. There is worse weather on a regular Summer afternoon than from this so-called storm. I did one, and the other two, I declined. It’s a waste of time.

The fire is near Santa Cruz county so it no where near the bay. If further north near Napa, yes, I would be concern but homes around the bay not affected at all.
 
Lender asked to do a disaster inspection report. Never done it.
Because there were wildfires in county which didn't really affect subject (50 miles away, just smoggy air), the lender wants me to fill out a form. What a waste of money for the borrower.
In Alamode, I see a generic Form CDAIR. Is this a good form to use or use 1004D?

HOLD UP. I'm late to the game, but how does one know which disaster is being referenced? Lotsa possible unknown natural disasters, not to mention the Covid bug.
 
I saw one today. The DAIR form is extremely brief, one page. Added some photo pages since they asked for interior.
The sale had just closed the other day. No damage but they gutted the kitchen and half bath. :leeann2:

are you adding any additional cert pages? Are you providing "site," "HBU, " etc., data or just checking the "No" box?

Nationally Declared Disaster Areas are determined by economics and officially listed on the FEMA website. Some lenders only go by this info depending on the county. It doesn't matter if the neighborhood where the Subject Property is located was directly affected by the disaster. As long as the Subject is in that county then technically the property is within a disaster area. Because of this, the lender needs that form to clear it ... or at least they think they do.

In addition, an area can be declared a national disaster area even if it is affected indirectly in some way by said disaster. A few years ago, when Hurricane Harvey hit Texas, this was the case here in San Antonio (Bexar county). Even though the flooding occurred some 200 miles away, we were included by FEMA in order to be eligible for funds because so many people were taking refuge here. I got a request like that once and I just explained just like that and the order went away. OP can do the same if he doesn't want to do it or maybe it will just go to someone else willing to do it.

No such boxes on this form and it is not an appraisal.
There are boxes for has no apparent damage, damage, and recommend additional inspection, plus a comment line.

2075 7-97 asks "does the property conform," "is present use HBU," "does property conform with zoning." Maybe I got the wrong version.
 
I am looking at form DAIR in WinTotal.
There is very little to it.

I'd be more than happy to do 4 or 5 of them as drivebys in the AM, than take the rest of the day off.
Or do 8 or 10, grab that cash with both hands and make a stash. :D
