Disaster inspection report

Got one today, exterior only, they insisted I take it and $300 to squeeze it in.
It's not far from home, who am I to argue? :dancefool:

Are disaster inspection even an appraisal because we don't give a value on the property.
I got an order but was original appraisal done by another appraiser and AMC asked me to see if wildfires done any damage.

FNMAE website says that a 2075 "isn't an appraisal."

If not an appraisal, client can get a runner to check on property and probably cheaper than an appraiser.

Lenders prolly don't have runners upon whom they can depend, although I have added a comment to the site narrative of my original appraisal reports that addresss the [apparent absence of an] impact of wildfires depending on where the subject is located in the Inland Empire, hoping to save borrowers some $$$$.
 
In some of my original reports, I included comments about the wildfires and later still ask for a disaster inspection.
I had one report, I did a disaster inspection and a month later, client asked for another one. Easy money. I wonder who paid for them.
 
I got another one. I mentioned about the wildfires but client still requesting a separate form.
And it's with this one particular AMC. I mean it's fine with me. Easy money.

F, your comment reminded me of something I have been meaning to ask. Numerous posts on the AF imply that the AMC is making decisions about what is needed, although my understanding is that the AMC merely acts as a conduit between lender and appraisers. Am I wrong?
