Do we need an appraisers union?

I read that unions were originally formed for safety reasons in industy, to prevent getting fingers cut off and stuff.

Then it became a way to try to protect wages.
 
We don't need a union. We have too many appraisers and not enough work. Your license is a privilege. It is not a guarantee for lifetime employment. My mentor told me something profound back in 1993 on the heels of the S&L meltdown and the RTC cleanup:

"This is a man's business. It's not a game and it's not a hobby. If you can't run your appraisal office like a business then get the hell out because you aren't going to make it."

Makes more and more sense these days to me.

of course we need a union, without it, look where we are ( on the verge the entire profession collapsing), fees below what I earned 16 years ago when I started out, while everyone else's fees have doubled or tripled.

I'm trying to imagine how well a picket line would work. After all, isn't that the primary weapon that unions use to get the leverage they need in their negotiations?

I'm trying to imagine the sense of community and personal accountability that it takes to prevent individual members from selling out their co-workers; how union members would be able to identify and intimidate the "scabs" who crossed that picket line, and how much sympathy and support we'd get from the general public or any other sector of the financial services industry. What do you think the chances are that the loan processors would honor our picket lines, or that we would honor theirs' when their contracts came up for negotiation. Would our union leaders have to be multi-lingual in order to keep the offshore support staff on our side, also honoring our picket lines?

I can't imagine any of it. OTOH, I can imagine the validation of mediocrity, and I can especially envision the concept of paying dues to support people who will say one thing in front of the members and something else entirely when they're in the back room cutting a deal with management.

It was to lower my fees to $275 too.

The race to bottom will continue until there will be almost no profit to be made at all.

275 is my average fee. All fees is local. Now shut up and buy a Disto for 500 bucks from the union.
