Do you compliment house to homeowner?

let's not ever talk to the homeowners. maybe they will then think we might have a racial dislike of their beautiful home. i enjoy talking to homeowner's, especially if they have a dog. if you think there is going to be a value issue on a refi, don't talk and get the pre warned answers to the question that you are going to get comp stiped on. but's that's my business decision.
according to some of yous, we can't talk to the home owner and still be the adult? i have had enough home owner's tell me about the non talking appraiser, so it must not be that important for your business image, or the client's who hired you. oh, by the way i am also friendly with a lot of lender people, just from being around so long. that business decision has keep me free from AMC work most of my long, long, appraising life.
I tell em point-blank that the real property improvements meet or exceed expectations . . . but the results of the assignments will suffer if they don't have a puppy !!!!!!

I get the feeling a lot of the posters here are socially awkward, which is fine. It's just not me. I'm smart enough to not say something that would get me in trouble but saying the wet bar looks nice isn't one of them.
 
Fernando my friend, you have the right idea but your on the wrong track. Here is what I ask when I am setting up the appointment:

I ask the home owner to make a list of all the Improvements/repairs they have made and when to the house i.e and apprx cost

Example

Replaced Shingles 2019
Replaced HVAC 2021
Painted Exterior 2016
replaced water heater 2010
etc
etc

Including this sends a message to the owner that you are a professional and they have less to complain or nit pick about after they see your report.

Something like that. Totally Objective.
Carnivore my friend, you think you need to know every details of the improvements.
Homeowner said he can give me a list of all the improvements but I don't need it. Otherwise, I will have to mention all the given improvements given to me by the owner.
After seeing the property and talking with the homeowner, we know if it's a C3 or C2 and we can make appropriate adjustments to comps.
You know every detail improvement can not be given full cost value.
 
"Your house doesn't smell as bad as it looks..."
I did saw "Your house inside looked better than outside."
"The holes in the floor are a nice touch to let the rats out."
Fortunately never seen holes or rats in house.
"I see your toddler is quite the artist. Perhaps a future tagger in the family."
I did saw "Considering you have kids, your house is tidy."
"Gee, I've never seen lizards that big before.."
I did saw "Considering you have a dog, your house doesn't smell and I'm sensitive to dog smell."
I think we used to call those "left-handed" compliments.
My comments are meant as compliments.

I did say "Your exterior paint looks good. So current and modern. Good choice."

My professional apathy isn't borne of social awkwardness, but of experience. I learned a long time ago that anything I say can and will be used against me if someone thinks it's in their interests to do so.

There was an experiment performed by one of the magazines (possibly The Atlantic) where real estate agents/brokers were "tested" on the matched pair basis - same brokers and properties but buyers with different race, gender and age. Their conclusions were that different parties were being treated differently by these agents. In addition to allegations that these brokers steered minorities to different neighborhoods and provided them with lower levels of services, one of the other allegations is that the brokers were less personable and friendly and such with some people than with others.

I think it's imperative that - except for what it takes me to actually elicit the access and information it takes me to do my job - I otherwise need to keep *everyone* at arm's length. I control my non-verbals and I work to deny them any indication whatsoever about my opinions or even what I'm seeing. I'm friendly with dogs and I wave at kids, but I try to be 100% business with the adults.

Some people like you have to be careful what to say, so best to keep quiet.
I'm not perfect but I try to be honest (sometimes say wrong thing) and homeowner sees and feels it and opens up to me. Things you would not have known by the book.
