Do you compliment house to homeowner?

I saw this house and I was impressed with the remodeling.
I was complimenting the design, color, and workmanship. Maybe I overdid it but I liked it.
I would say this is what my wife would love to have (homeowner is happy of course in what I said).
And when he gave me some comps, I thought he would give me much higher price comps. I thought there must be higher sales but couldn't find them.
I need to step back and be objective.
 
You can tell the author by the title - not even a challenge

I try to avoid compliments - They are poison pills.
 
I try to not even have an opinion until I develop my opinion.
I never gave opinion of value.
Just my personal view of the excellent remodeling the homeowner did.
 
Your appraisal needs to be objective. There is no rule about being personable. If you like a particular feature or art or whatever that you see during an inspection, it's fine to say so. It's probably not a good idea to tell the homeowner that his daughter is really hot.
 
let's not ever talk to the homeowners. maybe they will then think we might have a racial dislike of their beautiful home. i enjoy talking to homeowner's, especially if they have a dog. if you think there is going to be a value issue on a refi, don't talk and get the pre warned answers to the question that you are going to get comp stiped on. but's that's my business decision.
according to some of yous, we can't talk to the home owner and still be the adult? i have had enough home owner's tell me about the non talking appraiser, so it must not be that important for your business image, or the client's who hired you. oh, by the way i am also friendly with a lot of lender people, just from being around so long. that business decision has keep me free from AMC work most of my long, long, appraising life.
 
Fernando my friend, you have the right idea but your on the wrong track. Here is what I ask when I am setting up the appointment:

I ask the home owner to make a list of all the Improvements/repairs they have made and when to the house i.e and apprx cost

Example

Replaced Shingles 2019
Replaced HVAC 2021
Painted Exterior 2016
replaced water heater 2010
etc
etc

Including this sends a message to the owner that you are a professional and they have less to complain or nit pick about after they see your report.

Something like that. Totally Objective.
 
It think anyone, everyone, all of us....
Appreciates receiving a sincere compliment....

On several occasions, In the past, I have paid compliments to homeowners regarding their interior decor, paint color choices, landscaping, use of space, etc....
And in the future I will continue to do so....
Of course I'm assuming that I will eventually receive a future assignment.... :)

BTW....
Would this be considered contributing to an appraisal thread.....
