Do You Have Copies Of Your Appraisals?

As a trainee, are you getting and keeping signed complete copies - EXACTLY WHAT WAS SENT TO THE CLIE

Every file I work on, while completing the checklist (for PA), I make sure there is a copy of EVERY page, comp photos, flood map etc. in the file. We just bought a 4 drawer legal cabinet, so there is plenty of room for all the dead trees. :eyecrazy:

Backed up on disc, of course ;)

I would submit what you have to the state when you go for your upgrade.. Especially if you submitted signed copies to him, and he removed your signature and gave you no credit for working on the report. Boy when the state finds out...they are not gonna be happy.

Yes, Greg... I agree. I am secondary supervisor for a couple of appraisers and often have to answer questions. It is so nice that their computer is within 10 feet of mine.

The office keeps a hard copy work file. I have started scanning mine for backup purposes and keeping on a CD. It is slow because I have a slow scanner, but it works

I certainly plan on using the info you gave me Kate and report this appraisers to the state office as to your suggestion TE.

Matthew, if you have your own copies...with your signature and you have the office copies without your name/signature, I would play the dumb innocent roll and submit them to the state as your samples with your license request. They will call you, you play dumb and say 'gee, you mean he was not allowed to do that?"

As they slam the door on him, you can smile to yourself knowingly.
 
Does my name need to be on the Final report given to the client. Or can my mentor just disclose that a trainee assisted in doing the report. I really dont plan on signing any report or getting insurance til I am very close to getting my license.
 
If you are planning to claim the report towards your hours your name must appear somewhere along with a description of the duties you performed.
 
When I look at the results of the poll as of today, I see that about 45% of the trainees who will someday be submitting their logs to the state have NO CLUE what would happen to them if their state board randomly audits and reviews them.

Apparently rolling the dice must have strong odds in their favor, or the numbers wouldn't be that high.
 
I would never have considered NOT getting/having them and keeping them along with the workfile as mandated by USPAP.
 
I don't want to sarcastic here or offend anyone here... But Isn't keeping your own copy of ANYTHING you do dealing with Appraisal just common sense? I mean.. You have to answer to someone for everything you do if you were to be "audited". If the state comes to you with all this heat coming down on lender/appraiser heat wouldn't this just be common sense?

I have my wedding pictures at my house and the negatives at my mothers. Case in point... My house burns down... I still have my wedding pictures.

Yes you may do the minimum requirement of USPAP as far as the files go and just have "access"... But there are too many what if's. When today there are so many options of "storage" why wouldn't you retain your own copy? :shrug:
