Do You Include A Plat Map?

Jo Ann... On this one, despite the fact you are entirely correct, I for one have to draw the line. This is a battle I will not fight.

Every major software provide has a big header that says "PLAT MAP"

Lenders ask for "plat map"

I can go in and insert a big SLASH making it PLAT/MAP but you know what they are gonna call it?

...thass right! A " Plat map "!!!

Some battles just ain't worth fighting :rolleyes:
 
I pity the poor soul who posts in Jo Ann's forum and asks if a plat map is required for an appraisal on a trailer. :o
 
Bobby, you are gonna get your wrists slapped for suggesting it and/or putting it in print. :)
 
Frederick: Yes--you are repeating yourself! And the word "trailer" is never allowed in "my" forum!

Technically it is a "recorded plat"...and no, it is not a required attachment. Since it is so easily done these days, thanks to technology,..why not include it?

We use the assessor's map most of the time which is not really the plat. It does show the dimensions of the parcel, the street, and the street address. It does not show easements which a plat would show.

On new construction I like to include the Improvement Location Certificate (ILC) which does show any easements or encroachments as well as the surveyor's certification.

Another map is the Subdivision Map...but that is another story. Much of this will depend on what is common to your market. The only required map is one that shows the location of the subject and the comparables. Most of those are pretty poor too.
