2 calls Tuesday with 1 confirming for a date of death appraisal on Friday and a paralegal called yesterday and asked for my fee and turn time (shocker) told her and she said, wow that's great! I hope to here back I don't have any lawyer clients yet. Maybe I'm old school but I always answer my phone I get the feeling some don't in my area.

Private work has kept me going the past few years and been more than half my assignments in 2025.

I know I'm in small market so YMMV, but I get all my private work word of mouth. I stay friendly with a few rural agents and they all send me work. Prior private appraisal clients also recommend me regularly. I have a basic website that gets me some out of staters, but even with them it's mostly word of mouth talking to locals.

Thanks for posting this. My problem is that I'm so busy with AMC work that I only have time to visit this forum about once a month. I definitely want to get going with private work.

website too but so far the work is coming from my GBP. This week has been nuts got 1 DOD appraisal, turned down 5 commercial condos right by my house, 2 shopping centers and am doing 2 fix and flips with 3 values each with 1007s.

Here's a 3 month update if anyone is interested. I'm up to 21 5-star reviews which are really hard to get for some reason even though I give the best service ever. I've done 2 divorces ($795), a high end new construction ($795) and 3 market value 1004's ($595) in the past 2 weeks which includes a dude who called at 7:07am this morning. I told him I'll be there today at 4:30pm and he'll have it by Tuesday at the latest which he was thrilled over. I stopped updating my GBP altogether instead focus on getting reviews.

The new construction I am typing today said when I answered the phone, damn! I finally got an appraiser on the phone I've been trying for 2 weeks! So, I guess answering your phone is always a plus. Come to think of it the only people who call are clients and spammers.

For any who haven't read this thread it cost $0 to start a Google business profile (google it if interested) but you need 10 5-star reviews for it to start working for you. Which should be easy just send them to past clients and only takes 5 seconds to do from your phone.
