AF is on the block for a reality series based on appraisers. Could you even imagine? Imagine the extreme detail involved. FOXRC is already there. AF is to be the representative source for appraiser data. Let's get on with it. Let's have some fun.
 
For those of you that THINK you NEVER EVER did a misleading Appraisal. Just remember: the Jury will be made up of 12 home owners 10 of which will be upside down on their house. & most will have a friend that has or is loosing their home. & not one Juor will be able to spell USPAP!! In order to prepare for a trial the average prep cost is 50,000.

lets say you were NOT one of those that thought IF I were to charge less I'll get more work. Cause they certasinly won't have it, BUT, do you have the 50 G's to get a 1/2 @$$ good lawyer. The Feds will have a board of lawyers, Does NOT matter IF you did or did not do misleading reports it matters IF you get to be one of the selected ones. IF your one of those in the high priced homes area such as Baltimore you may want to rethink your NEVER HAVE position. & IF you had a "BIG FIRM" during the "BOOM" Oh yes you, better get the butt cheek tighter video.

What about comparables??? You SURE you checked & "VERIFIED" the closing, & the "UPGRADES" & ALL the "CONCESSIONS" on EVERY SINGLE Appraisal you did. Please don't say yes. Cause none of us did.

Here on this Forum we have folks scared to use real names & locations, but yet they KNOW that they are safe from any court actions. Go to any prison & see how many say I never did the crime I'm accused of.

I'll spend a few bucks in order to say not only am I an Appraiser but also a stock holder & I want the general public to know what has happened, & how it happened.

You younguns on here have a lot to learn & may want to find some history books that haven't been tampered with. Better than History books go to Veteran homes & Nursing homes & learn what the past SHOULD have taught us.

Folks in the 80's they had voluunteers do the time Cause they got massive benefits. This time around they do not need to give out benefits, hence no volunteers, cause they have LICENSED Appraisers to do the time. The lenders, Fines will just come out of added bank fees.

Yeah, the Feds are just going to select appraisers at random to screw over, no matter if they did anything wrong or not....sure they are.

It must be very hard to get up every morning and face the world with such paranoid thoughts. Are all of my appraisal reports perfect, surely not...but they are all credible, you can bet on that. Sure, it is possible I screwed up on one or that someone will sue me, but so what....I carry an E&O policy with $1,000,000/2,000,000 coverage limits to cover that problem for a very minimal yearly premium of around $600. If somehow someone can get past my E&O coverage, I have all of my assets in trusts, titled in my wife's name, etc....so let someone get a huge judgment on me for some b.s. claim....they won't collect ten cents.

Since concessions are required to be reported here on the MLS system and many, if not most, listings have interior photos, that is not an issue in most cases here. As far a closings on comps went, if a closing was not reflected in the public record (here the sales price is part of the public record) and I was not able to get a copy of the fully executed HUD-1 on a property, I simply would not and did not use such properties as a closed comp.....if you did, that's too bad for you I guess.

Yeah, the prisons are just overflowing with all of the appraisers who have been locked up (all 2 or 3 of them).....give me a break, it is only the worst of the worst appraisers who have any chance at all of going to jail and that is only if they committed fraud.....incompetence and stupidity is not a crime and fraud, unless really brazen is often difficult to prove.

Yep, it is all just a big conspiracy and we are all doomed unless we can find out the real truth free from the govenrment and others who have changed all of the history books and other records in an effort to hide the true nature of U.S. government.

My posting are NOT directed at any one individual or even any one State. Thery are Generlizations & because of this when one person becomes defensive I wonder IF they have something to worry about.

I just hate seeimng how bad the entire industry has become because no one would enforce the rules.

As far as getting a grip I take at least 8 weeks off a year, plus many 3 day weekends. My biggest concerns are do I stay home & enjoy the Pool or take the Harley or the Jeep as long as my pool is clean, The Harley runs & the Jeep is ready to go I actually don't worry about much.

However I'm just very passionate at seeing how WE as Appraiser's have ruined a once proud profeesion. I think it's more important to SUGGEST that SOME Appraiser's may want to do whatever possible to assist in lightening up on the indictments that are being prepared as I write this.

For those who want to believe I know what I'm talking about Best of luck in whatever you decide to do with the contacts I have mentioned in several various post. . For those that think I'm a WHATEVER That is why this is still a good country for a while longer cause you have that right!! Cause SOME choose to fight for you to have that right.
 
Mr. Karl is right on the money: nobody destroyed this profession except Appraisers themselves.

The solution doesn't get any easier when willingness is non-existent.

The appraisal profession maybe in transition; however, I do not believe that our profession is "destroyed", if that is the case, why are you still training to be an apppraiser? :shrug:

The entire industry is not bad....some people in it are very bad, some people in it are very good, and most people in it fall somewhere in between.

Please do not include me as part of the "WE" who ruined (in your words) a once proud profession. I did not do anything underhanded and most appraisers I know did noit ruin anything. The damage that has been done to our profession was done by banks who used their power to get licensing standards set so low that virtually any uneducated moron could become an appraiser. Further, banks purposely failed to demand quality appraisals and instead sought out skippy number hitters just to given them appraisals which hit the number...the banks did'nt care, since they just sold the mortgage paper off to fannie ame and other dupes who just bought whatever was presented to them. The regulators also assisted in damaging our profession by the lack of enforcement of existing banking regulations by the various regualatory agencies. Most appraisers have been honest and ethical, it was only that minority percentage of appraisers, the "skippies" that damged our profession....most appraisers have nothing to do with the state of our profession.

I'm flattered that you think so highly of me, that I have so much control of the destiny of Appraising & that I can save this country. BUT!! Unfortunately you have way to much envoy of me. I will admit that I have tried harder than many but not as hard as some to assist in improving the Appraisal profession. As far as saving the country!! Thought at one time it could be saved but again history is just going to repeat itself & we will fall as has every other couintry that's been at the top as others before the USA have (Rome & Spain come to mind).

My only hope is that some besides yourself have read my post over the years & do realize that IF we do NOTHING except slam each other on this Forum we'll just be another part of the problem.

Now instead of posting more flattering remarks about me (Cause I'm not really as great as you think I am) I'd appreciate it IF you'd go do something good for the Apprasisal Proffesion ( You are very good location to do GOOD) right outside the HUB of the USA Govenment, Now I'm enviouis of your location!!! IF only you'd work on being 1/2 as good as you THINK I am, think how great you'd be.

It was destroyed a while back ago. I'm a Trainee so one day I may be able to make a difference and help the profession become something cool and decent. Yeah, it's been destroyed and it needs a huge make over to bring back a healthy breathe of life. The only transition I see is a transition to further the cause of crooks, dirty politicians, skippy and Appraiser Skippy Appeasers; the new bill that was passed was a bail out, slap on the hand, and a big hug/kiss with a pat on the @$$!

Is it dead? Not completely, because there is some decent life left over from the destruction. This new bill slapped this life right in the face and the government/banks know it, especially Fannie Mae, Mortgage Brokers, skippy and Appraiser Skippy Appeasers.
 
We need more Greenbacks & Green Back we need more like yourself. Hopefully when I leave this fight , we'll have assembled a good team of "Newbies" to continue.
