Does ANSI apply?

Hard for y'all to imagine but I never bought the book. It's not right to pay for something Fannie should give to us for free.

Because detached townhome style condos are an exception. Very few detached townhome style condos to appraise in area.
Would attached townhome style condo with common walls apply to ANZI for Fannie? I don't have the book.
 
It wouldn't make a difference. Since you don't understand the difference between ANSI and Fannie guidelines for using ANSI
Since Fannie doesn't follow exactly everything from the for profit ANZI, Fannie should have made a simple outline of what is expected by using few takes from ANZI methods.

They did and it has been posted numerous times in the various ANSI threads. It is also available on the Fannie site. The information is there if you want it.
 
Yes, I am aware if that, but specifically the comment Terrel made: "Townhouse-style condominium units: Also known as attached single-family houses, these units have their own roof and foundation, dividing walls, and don't share utilities with other houses". I could not find this anywhere.
It is an ANSI definition. Not exactly accurate when it comes to appraising. Since there are actually attached single family homes that are not condos.

a detached townhouse? isn't that an oxymoron? semi-detached yes, but once the building is fully detached, isn't it no longer a townhouse?

anzi does not have an exception code...so no one is technically following anzi standards...look at fannie, waiving appraisal without even an inspection...rules for me not for thee :rof: :rof: :rof:
