Does ANSI apply?

Detached townhome with zero lot line and no common walls. Don't you determine if townhomes have common or detached walls?
The common definition of a townhome is attached or semi detached. You can have zero lot line homes of various styles. There are a few neighborhoods in my area that have SFR detached that look like one unit of a row house. But they have side yards

Never held of your common definition. Townhome is a style.
In San Francisco, it's common to have attached style SFR with detached walls. Reviewers uninformed would ask me about this and I have to make additional comments.
1004 on this style can be confusing.
 
Haven't read the ANSI book but does it follow Fannie in measuring interior measurements for condos?

And there is the problem. You haven't read the ANSI standard. Nor have you taken an ANSI class and read the course materials. Yet, you think you know, Get the ANSI standard.. it's what? $25? and learn it.... or.... retire.

You might argue that ANSI is stupid. Maybe. It's not your call. It is the required standard for GSE appraisals... and it's becoming the standard for residential appraisals generally.

And because of that... you continue to post evidence that you do not understand what Fannie requires with regard to ANSI.

There is nothing "arcane" about ANSI Z765-2021. It was an update to a standard that is decades old. Many appraisers were using ANSI or something very similar to it before Fannie required it. I didn't know it was ANSI at the time but, from my 1st day as an appraiser trainee... prior to licensing... I was taught to measure using methods that were almost identical to ANSI.

Since ANSI has been mandated by Fannie, every professional appraiser who wants to do residential appraisals for the secondary market needs to learn and use the ANSI standard. Whining about it, refusing to learn it, refusing to understand... isn't going to do anything. Fannie said 'use ANSI'.
