I used to get blindsided by these things every once in a while - until I learned the hard way to ASK THE OWNER FIRST!!!
The worst one I ever did was what looked like a series of Igloos - Steel beams inside, spray-on foam on the outside (Owner-builder: Injeneer, of course) He gave me all the calculations on the framework so I could validate his expertise. The spray-on foam was because it leaked rain.
I called up some people at the Assessor's office, they routinely knock off 30% for "APPEAL"
So did I, as you can imagine no one had ever sold anything like that before.
