Wondering if there are any others who have been stiffed by Online Appraisal Services working for Great Southern Bank in Springfield? Thinking i have no choice but to take Great Southern Bank to court because unfortunatley for me i cannot contact Online Appraisal..any helpful input greatly appreciated

I got online's phone number from the operations manager at gsb one time when I was trying to solicit work from them....he told me their list was full....lucky for me.

How I did it

I have done work for them in the past, and collecting isn't very fun. However, once I started posting things in the notes section on the website about not being paid I got the guys attention very quickly. I believe his name is Dave Herzog and he is a huge A@# if I remember correctly. Anyway, good luck

Appraisers:

I want to give you an update on the status of OAS. This is a very difficult time for OAS, its staff, as well as the appraisers that it worked with. At this time OAS has ceased all appraisal operations. The company is going through all of it's outstanding invoices and trying to devise a plan to satisfy those invoices. However, as a result of recent events, OAS does not have any cash or cash flow. At this time OAS is exploring any and all options available and trying to come up with a viable solution. I can not offer any time frames for all that is happening as I do not know them. As soon as I have something further to report I will communicate that to you. It is the desire of OAS to bring closure to this matter as quickly as possible and we are working hard toward that end.

Dave Herzog

Classic huh..well all you appraisers out there use me as an example and be for-warned.

OAS - Dave Herzog

Yes, I have be stiffed by Online Appraisal Services (OAS) /Great Southern Bank. GSB has said they have paid OAS for all outstanding invoices, and I can't get a hold of anyone at OAS (Dave Herzog) to get paid. Is anyone else in the same boat? Any recommendations?

Lets see so far i have gone through the Mo Appraisal Commission ,Atorney General the Dept of Finance,Sec of State of MO, Appraisal Commission. Nothing..no help at all. They pass the buck and hand out yet another agency and phone number to try.No one is willing to or can tell me who is to be held accountable the AMC or the Lender/Bank.If it is exclusivley the AMC well we can forget it. Dave Herzog Online Appraisal services has turned off his phone canceled his email and the web page is now gone. One thing that seems certain is there isnt one single government agency that is willing to listen let alone help.Small claims court against the lender/bank seems the only solution and roll the dice and see if the judge sees it our way.

Greg Barlow-Deputy Commissioner with the MO Depart of Finance has helped me out before. When he was done with them I had my money within two days...I think he was an investigator back then...looks like he might be a big wig now.

You may just have to file a small claims suit against GSB...they'll probably convince the judge they are not responsible. It sounds like you have tried everything at the state level but I am not sure the state has much say over larger banks that are federally regulated already(like GSB). I am sure there is another agency on the fed level that could do something...I just wish I knew who...maybe someone will come and chime in. Banks answer to some one, just not sure who at this point.

Maybe someone at the Springfield Business Journal would be interested in this story....they were sure glad to write about the title company guy that got $500,000 stolen from his BancorpSouth bank account that they wouldn't return.....just a thought.

I would take the bank to court for your money. It was their choice to hire a third (not needed AMC) party to order their appraisals. No matter what the third (middle man) did with the money the bank is still responsible for the appraiser to be paid. They are listed as a lender/client in the report, correct? This is the only way some banks will take responsibility for the way they order appraisals, this was their choice not yours. Sad thing is that we are going to see more of this with smaller AMC's. I wish you Good Luck!

Appreciate your imput. Frankly great southern bank could care less and the same for every agency i contacted. I will be rolling the dice and file a small claims suit and hope the judge sees it our way that Great Southern bank the client/user is responsible.Seems Gov agencies only care about fraudulant appraisers and are not at all interested in appraisals that go unpaid for seven months or at all for that matter.Anyhow appreciate the imput i now know i'm on my own in this, we shall see what happens...
