Don't ever talk to the owner, as some of you may say.

I have learned to provide neutral, inoffensive answers.

Such as if an owner says, What do you think its worth? _" I have to do the research and develop the appraisal. " If they keep pushing - "it depends on the comps ." Then walk away and act busy ispecting.

If they say something like, "The house across the street sold for a million dollars !" ( and it is not at all like the subject), don't start correcting or educating them. Say, "thank you for the information," or say, "I will look at the sale."
 
That's where the "charming personality"....

Thats why over the years I have dialed way back on comments yet can still blurt something out on occasion-
 
As I do on the AF....
I chat/respond/reply when "spoken to" by my point of contact....
And I'm charming....
I agree with this, but someone eventually mentions the Orange Man and someone has to call 911. :)

exactly what I'm talking about. Had an appraiser a couple of weeks ago state that prices were getting so high it was becoming hard to even rent. Homeowner lodged a complaint that the appraiser was biased against renters...
 
I always talk. How ignorant to go through life and fail to communicate. In those rare instances when the other person wants to be disrespectful, hateful, or just exists to cause chaos, I ignore and move on. Life is just too short.

I think one can be professional, and still courteous. I always talk to the owner, realtor, or anybody involved if they want to chat. Most just have questions and deserve to be heard.

I've even made friends with attorneys trying to trip me on the stand. Some have become great repeat clients.
 
why wouldn't you talk to them...they are the one's paying
 
Different markets, require a different approach. Contrary to popular opinion, it is possible to maintain professional standards AND have a conversation at the same time.

Most of my coverage area is full of very friendly rural people. Been there for generations, know the same people you know, so friendly conversation is the norm. Mostly local gossip or weather related. Even the new people are trying to fit in and tend to be very chatty. Occasionally you will get someone asking about value, but even then I find it very easy to shut down and move on.

More often than not, my inspections run twice as long as they should due to conversations unrelated to real estate.
