Drawing sketches

Need feedback from you all. I had some comments a while ago but think didn’t about it until now with UAD 3.6 coming up.

Since I was a wee little appraiser, I draw sketches with room walls and door openings. I know technically Fannie and Freddie are fine with just the footprint of the level with labels of where the rooms generally are and that room walls and doors are only required if there is a functional issue. How do you all do them? Asking for a friend, i.e., me!

I did it with walls, windows and icons for the first 20 years, now just the footprint for the last 15 years. Why keep doing it when not required? Saves 5 minutes a report for 15 years, I may have save myself a year.
 
I suppose the rational is why do more than they are willing to payfor? I have not once been given issue with a general sketch of the exterior and labeling the interior rooms.
 
I finally quit doing that when everyone went to rotation panels. I couldn't handle inferior appraisers drawing inferior sketches receiving the same amount of work I was. It was hard at first, because I always took pride in my work and hated to downgrade. I justified it because I realized was stealing time from my family simply for the sake of ego. Wish I had done it sooner, because you don't get time like that back.

And waivers don't even require a measurement or a sketch.
 
I do the footprint method and indicate with text the names of the rooms. I do add doors out to the exterior, fireplaces, and stairs. I also choose different color lines for each level or an attached covered patio. I also add dashes on the inside of the lines for garages or carports.

I feel if you're going to add the interior walls with doors you have to measure those in relation to the footprint. I don't think the lenders care about that. Realtors like it though.
 
Footprint... unless I need to illustrate a functional obsolesence in the design... then I draw a floor plan.
 
Footprint room names fireplaces and any deck porch or patio etc

Thanks, all. I guess I have been hesitant changing because I don't want pushback from clients. Looks like I am the minority. I think I will transition out and see how clients react.
