You can't see mold from the outside.
To be honest I cannot see "mold" as an appraiser or as a REALTOR anywhere.

Sometimes I observe a brownish/blackish/greenish growth but I do not have the license to call it "mold".

Not sure in other states....but as an appraiser or REALTOR I have to be very careful these days.

Funny thing about that mold/fungus classification.

You can sure smell and see an organism manifesting itself on sheet rock, carpet, clothing and shoes in a closet, and state that it smells like mold, but someone will have to pay a scientist to actually identify the exact species of organism. But, from the street, you have no clue if it's there or not or even what color it is. Color can be an indicator of the species.

Amazing how one stupid Drive by order has turned into this thread - One stupid order . No wonder people hate appraisers - Either do it or decline the order --Simple--Done not 11 pages of drama and opinions : ) LMAO

The only drama was when you elected to voice YOUR FEELINGS and personal opinions of what others should do.

It all depends on what you can see from the street and what other information you can dredge up about it. I only do them for in town properties for non lending purposes. The few COVID ones I had, I still measured and looked in all the windows. I will not do a driveby with no information other than county records for lending purposes. My signature, my license, my reputation, my livelihood.

Hard Stop ---You are a Drama Queen- Accept the assignment or decline it -Its as simple as that ) LMAO

How many appraisers are doing drivebys on properties that have no prior MLS or other documentation on which to rely on, but are solely relying on the exterior condition and making the assumption that the interior condition and quality is similar to the exterior condition and quality?

I'm not a fan of drive-bys in general. There are cases where they make more sense though, like in a divorce where the non-client spouse is living in the house. I think you can tell a lot from why the client is asking for the drive-by in the first place, especially since I don't discount any of the fee for not seeing the interior.

I have to say - your posts weren't the only ones that elicited drama... sometimes the answer as to who is the cause of the drama lies in who has the most dramatic responses...

For the sake of this hypothetical argument, the lender did not offer any prior appraisals, photographs, permission to contact the owner, no prior MLS, etc. The only basis they wanted the driveby done on, were two exterior photos that are accessible via the county property appraiser website. That's it. So please, lets stop adding all kinds of potential 'what if's'. It's a straight-forward question.
Current exterior-only residential assignments require the FHA2020 Exterior certification that addresses the caveats, limitations, etc. Conventional lending precludes the application of EA's although FHA assignments permit them . . . ALTHOUGH the appraiser must base his or her results upon "sufficient data," which I personally include a telephone interview with the borrower as well as photos that the borrower provides if possible. [CAVEAT: My perspective is mine alone and might be incorrect, based upon an inherent EA concerning everything I say or do!]
