Electric Panel question

Better that than Federal Pacific
I replaced the service at the place we have on the market right now, all Zinsco garbage. I was horrified I had forgotten to replace it.

Could be Federal Pacific. What's wrong with them? Been working fine for 20 years.
What's not wrong with an FPE panel and breakers. Their bus bars were crap, their circuit breakers were known for not tripping and overheating. One of the shortcuts we used to take to avoid trying to track down the specific circuit breaker for the circuit we were working on was to short the wires and make the breaker trip. Didn't work with FPE breakers many times. You could almost arc weld with a 20A FPE breaker because they wouldn't trip

Seems like electricians make good money. Why you became an appraiser?

My electrician didn't tell me the dangers of these old panels. Just that they went out of business.

Located in the County, so No Zoning, etc.
Just a side note - Zoning rarely would be a reason to stipulate an electrical concern. An electrical inspector would be a good source for trusted information involving electrical components and safety.

Appraisers have to know so many things these days, or know who to ask.

I have no idea about where you are. Here, an outdoor panel is perfectly acceptable assuming it was properly permitted and installed. You see it a lot when older homes have their electrical service upgraded. It's usually a bit cheaper to add an additional box outside than it is to remove the old box and replace it with all new. It's not an electrical safety issue. A few people might be concerned with having a kill switch that is accessible to anyone who is bold enough to enter your yard.

The ultimate shutoff is located on the outside of nearly every building. Just clip the seal and pull the meter.
