When it comes to lot sizes public records aren't real accurate. You need to look at the tax map. He could be refusing to change what he knows is correct.

The tax map is just a record keeping tool for the assessor to assess property.

Thanks, all the corrected information was sent into the bank approx. 1 week ago along with similar comps. Doubt they will send out a new appraiser but hoping they at least update the values. The appraiser is not in-house, I am guessing due law changes the bank uses an AMC. Want to know what to do with this current appraiser who refused to change, not opinion items, but facts. RE Lawyer said a lawsuit is an option, probably not worth it, but why would this guy risk all this for a refusal to change his report. Items are clearly wrong/missing.

The lender can't update the appraiser's value. They can request a reconsideration from the appraiser based on the correct data however, they can't make the appraiser change the report or even consider the information proviced. You can sue the bank. You can sue the appraiser however, for the appraiser there is a very easy defense..... You aren't his client...the bank is. If the appraiser refuses to revise the appraisal and, if the bank can't or won't get a review or a new appraisal... you can find a new lender (if the situation allows you that option), Longer term, I would file a complaint with the Appraisal Board. Provide them with a copy of the appraisal report and all of the documentation regarding the errors.
