Hi,

I'm doing an estate appraisal and am looking for a simple form that doesn't have any mention of mortgage transactions. I was going to unearth the 704 or use the old 2055 but they're no-gos. Any suggestions?

Thanks,
Z

Thanks, PE... the GPAR single-family (2006)? I'm using ACI.

Why not a letter made by wordperfect with an attached certifications page.

Non-lenders dont care about all that mickey mouse data food for AVM's.

Screw the narrative and use the General Purpose form in WinTotal. There's no reason to make it so complicted or LESS THOROUGH.

Thanks to all for your responses.

I'm going with the GPAR, which has no limiting conditions. Should I add some kind of generic certification page as well?

Regarding the value, I've stated the intended use as "to establish fair market value for the purposes of estate valuation"... sound ok?

This is my first estate appraisal and I'm feeling brainwashed from the mortgage industry....

Zavia,

The GPAR has both limiting conditions and a USPAP-compliant certification. Feel free to contact me at 800-234-8727 x894 if you want to discuss it.

Sorry I missed your call back; I was on the other line and couldn't put the person on hold, argh.

Now I'm not sure if I'm using the wrong form and I'm halfway through with it... I guess I could add separate non-mortgage certification and limiting condtion pages if ACI has them, or copy and paste them from the other GPAR form into the one I'm using at the end of the report...?

............yes. Be certain you do NOT use Fannie's Definition of Market Value.
Why not, Mike? It is identical to the definition on the GPAR form...
