Nothing to be sorry about. A number of posters have used GPAR in a generic sense. No big deal.

I think he's simply better off to use WinTotal/Alamode.

And, it too has the same definition of market value as the 1004 (which is the definition published in the Appraisal Institutes DICTIONARY OF REAL ESTATE APPRAISAL. The definition is on the form, but has the option of using an alternate definition.

You are correct,

Page 2 allows you to pick which type of value (insurance, going concern, investment, assessed, partial interest, etc)
Page 9 allows you to provide a definition of value consistent with what is stated on p 2 or to use the supplied market value definition.

I just learned about this form the other day in an AI class. It has some neat features such as the site value, cost approach and income approach are all on separate pages. If one chooses not to use the cost or income approach they can simple not include those pages for a cleaner look. There seems to be more room for comments and the first page includes most of the vital information (such as value) so that one can get a quick overview.
